There is a private dock & 2 kayaks for exploring the lake and if you'd like to access the community beach, there is a walking path from our property to it! 🚗 Parking ✔ Spacious driveway (shared with neighbor) 🏡 Important Notes 📌 HOME OCCUPANCY: - Max 9 guests (strict HOA rule, no unregistered visitors) - Upon booking we will ask you to fill out a HOA required rental agreement and lake waiver that must be submitted at least 4 days before check in. -All guests staying in the home will need to be listed on the rental agreement. - All guests will need to check in at the Big Bass Lake main gate (1 Big Bass Dr.) 📌 COMMUNITY RULES: - Quiet hours: 11 PM – 8 AM - No parties, fireworks, or speeding (25 MPH limit enforced) - Fishing requires a PA license (details in our guidebook) 📌 COMMUNITY AMENITIES: If you choose to use The Big Bass Lake community amenities, you must purchase amenity use passes. Big Bass Lake amenities include: community lake beach access, pools, tennis courts, pickle ball, etc. Amenity use passes may be purchased upon arrival at the Association Office. Amenity use passes are priced as follows (applies to age 7+) - Amenity Use Day Pass Weekday $8 - Amenity Use Day Pass Weekend/Holiday $10 - Amenity Use Week – Non-Holiday Week $30 - Amenity Use Week – Holiday Week $50 🏊‍♀️ The community indoor pool is open during the fall, winter and spring on Wednesdays, Fridays, Saturdays and Sundays. This is a shared pool not inside our home but located at the Recreation Center. 🏊The outdoor pool is open from Memorial Day to Labor Day. Guest access *IMPORTANT PLEASE READ* A maximum of 9 guests are allowed at the home at any time. All guests will be asked to complete a HOA required rental agreement for the security at Big Bass Lake upon booking the property. This application must be filled out a min. of 4 days prior to arrival in order to gain access to the home. Only guests on the agreement will be allowed on the property for the duration of the stay. No visitors or cars outside those registered to stay at the property will be permitted. You will need this form to check in at the main gate located at 1 Big Bass Drive. Please note we are not responsible if we don't receive everyone's names before booking and if a guest is denied access if their name is not listed or submitted in time. Any changes within 3 days of check-in must be sent to us in writing and there is a $15 non-refundable fee from the community. Check in is 4pm and check out is 11am. You may inquire for an early check in or late check out 48 hrs in advance of your stay and we will do our best to accommodate if possible however this is not guaranteed.. There is a $50 fee for each. This is a NO SMOKING house, please do not smoke in the house. A maximum of 3 dogs are allowed on the property. $150 pet fee will apply. No cats allowed. Guest do not have access to the basement of the home. It is unfinished and not acceptable for guests to access. There are Ring Security Cameras around the entire outside perimeter of the home that record video and audio. Other things to note - The basement/ground level floor is unfinished and not accessible for guests. - Big Bass Lake is a gated community and strongly enforces the following rules: - No large and loud parties. Of course we want you to kick back and have fun but please do so respectfully. Quiet hours are 11pm to 8am and there are noise monitors on the property. - No open flames/fires. Fire pit must be covered when in use. -No fireworks allowed. - You must have a PA fishing license to fish in the lake. (we tell you how to do this in our digital guidebook) - All boats including canoes, kayaks, sailboats, wind surfers, rowboats or any other water craft capable of carrying an operator must be registered with Big Bass Lake Association prior to use, guests can not bring their own boats and must use the kayaks we provide. - No speeding, SECURITY WILL FINE YOU if you go over the 25 MPH speed limit in the community and we'd hate to see you get a ticket on vacation! - The house is located outside of the gated part of the community right next to one of the lake beaches and the main Big Bass Lake Association check-in gate. You must go to the main gate before going to the property to get your check in pass from security. - We may request guest verification after your reservation is booked. This would include you to provide personal contact information and a photo of your ID and a selfie photo with your ID. - The Poconos is very prone to wintery weather and snow storms in the winter months. Please consider this when booking your trip during those months. We suggest you purchase travel insurance at the time of booking to protect your trip. We do not give refunds or change dates due to weather or medical related issues. We do not shovel the deck and fire pit area in the winter months but provide a shovel if you’d like to use those amenities.

We loved our stay here! Such a charming little place, and a nice short walk to a good donut shop and brewery/restaurant. Hosts were super communicative and sent great recs for places to check out in town. We loved using the hot tub. Wish we’d stayed longer 🙂

Very good customer service. When we got there my wife didn't think she could get to the bedroom loft with her knee problem. Within 5 minutes they had us on our way to another property that could accommodate us. Thank you so much. Great job.

Overall this was a pretty good stay. Very close and walkable to Old Town Cottonwood. We stayed in Aspire and it was great that we had our own hot tub, perfect size for two or three people. Our place was quaint and had everything that we needed and was comfortable. It was pretty close to the road so if you're a light sleeper be prepared for that. Parking would work if everyone had a small car otherwise expect to park across the street. The property pictures need to be updated as there is no sauna on site. The property itself is fun and intimate.

Had a nice stay! Not too far from Sedona and very easy to find and access. Unfortunately the sauna wasn’t working when we were there but we got to enjoy the hot tub. Tiny Camp was an overall unique experience and very cozy!

Loved the tiny camp! My partner and I were celebrating his birthday and enjoyed being close to all of the restaurants, coffee shops, and stores. The camp had lots to do, cute, quaint, and felt very safe!
